Separate Stair, Deck, and Dock inspections are required when these are items are not attached to a home.
These are usually items found on waterfront and cottage properties often some distance from the home leading to waterfront areas rather than stairs leading into the home. As such they are not included in the home inspection standards of practice and so must be inspected under a separate authorization contract.
This set of stairs is typical of some of the home-built staircases I find throughout Muskoka and area. The balusters are almost nonexistent on the landing and handrails, the railing supports it does have are clearly flimsy, and the steps are not level. The rise on this set of stairs is over twelve feet! This is an accident waiting to happen especially if there are children around.
Docks can come in dozens of different configurations and there are just as many different building methods.Like stairs there are so many sizes and styles it is only possible to price the inspection by the hour. These inspections can take from one to several hours depending on the size and number of items inspected.
When inspected in addition to a home inspection I charge $80.00 per hour, with a minimum of 1 hour, to a maximum of 3 hours no matter the what residential size.
When inspected as the sole inspection I charge $80.00 per hour with a minimum 2 hour fee.
