Pre-delivery and warranty inspections are the only type of home inspections that include cosmetic issues, as such they can be time and resource intensive. Builders doing subdivisions take special care with model homes especially in the finish trimwork and cabinetry. I know this because I built and installed many custom cabinets and kitchens in subdivision show homes. What you see in the show homes though is seldom the normal quality of work done by subtrades bidding on jobs in a competitive market.
A pre-delivery inspection and report takes place before the homebuyer accepts delivery by signing off on the builders contract. This report provides a homeowner with a list of home issues to be addressed by the builder which they and the homebuyer agree on fixing, repairing, or replacing.
If this was a new home staged and ready to be sold to my client I would have to question and investigate the heat loss. From the shadows the sun appears to be traveling parell to the home and the top is covered with snow so the home must face north. But; look at the dormers and how the snow is melted around each one on both sides.There is serious heat loss ocuring here.
